We offer two different types of lettings service – depending on what you need us to do.
Our fully managed letting services include all online marketing, physical & virtual viewings, comprehensive tenant referencing, preparation, and digital signing of tenancy agreements, rent collection, all annual compliance certificates resolving major and minor maintenance issues and much more. Empire has invested heavily in its online and digital marketing strategy to ensuring that all interested parties see your property in the most professional way and gaining maximum about of exposure. Potential tenant can see your property across the UK’s most prominent portals, including Rightmove, Zoopla and On The Market, social media platforms including Instagram, YouTube, Facebook, LinkedIn and TikTok with developers using retargeted marketing and advertising campaigns.
Property Viewing & Tenant Referencing
All viewings are accompanied by a member of staff with potential tenants, with deep knowledge and understanding of your property, its features and location and the benefits of choosing your property.
Our team are truly local letting agents, we’re experts, living, working and socialising in the areas we operate in so are in the perfect position to impart that knowledge to potential tenants.
All potential tenants are pre-qualified before viewings are arranged for affordability, availability of the property, credit scoring/credit defaults, if guarantors are required and landlord & employment refenences.
Tenancy & Property Management
All landlords are allocated a dedicated property manager for the day to day running of their individual property or portfolio. This includes but not limited to, all communication with the tenant, any maintenance during the tenants stay, supporting compliance within the property or in communal areas, collection of any outstanding rent, serving of notices and or rent increases, complaints raised by neighbouring tenants, paying of service charge, ground rent or utilities on the landlords behalf.
Most importantly, providing any feedback to the landlord on how their property is being managed and looked after by the tenant.
Before any tenant moves in our professional inventory clerks will visit the property and undertake a detailed inventory of all aspects of the property including meter readings, elements of wear and tear, number of keys, areas of damage or that require maintenance.
This same report is then used when tenants checkout in order that deposits are released correctly and if deductions are to be taken supporting evidence is documented.
